A properly sized 3-ton system costs less to buy and run than an oversized 4-ton that short-cycles. Higher SEER2 tiers add $1,500–4,000 and pay back fastest in homes that run cooling hard.
Existing ductwork in good condition is the biggest cost saver. Leaky ducts get sealed or replaced, or the efficiency you paid for never shows up.
A cold-climate heat pump replaces the AC and the heating system at once, and qualifies for NYS Clean Heat rebates of $2,500–12,000 that a straight AC does not. Often the better math if the furnace is also aging.
